EQT Expands Italian Logistics Portfolio with Key Acquisition

EQT Real Estate, through its EQT Exeter Logistics Value Fund IV, has entered into an agreement to acquire a strategically located logistics assemblage in Northern Italy, focusing on Milan and Verona. The acquisition, valued at approximately €230 million, is executed via an Italian REIF structure managed by Kryalos SGR S.p.A. This portfolio includes 12 buildings with Grade A technical specifications and is strategically positioned to benefit from Italy’s key motorways, reaching major population centers. The assets cater to modern logistics needs with significant rental growth potential and are expected to bolster EQT Real Estate’s focus on reversionary logistics assets in constrained European markets. Kryalos SGR will manage these assets, emphasizing the continued attractiveness and liquidity of the Italian logistics market. This acquisition enhances EQT’s footprint in an expanding sector, supporting its hyper-local approach to value creation.
