Dalfen Industrial LLC, based in Dallas, has acquired two fully leased warehouse properties in Florida, accelerating its investment in the state's industrial real estate market. These acquisitions are part of an off-market deal totaling approximately $12.8 million, marking a strategic move to capitalize on the demand and limited supply of midsize warehouses in Florida. The properties are situated in Tampa and Orlando, where the firm plans to expand further, given the low vacancy rates and robust rental price growth. The Orlando warehouse is in close proximity to major transportation hubs, increasing its logistical advantage, while the Tampa property provides strategic access to significant intermodal terminals and ports. The seller of these properties was High Street Logistics Properties. This acquisition aligns with Dalfen's strategy to target markets with strong demand yet constrained supply for industrial properties, enhancing its already substantial national portfolio.
